What are the parking rules for residents? 

Owners are not permitted to park in visitor parking or on the roadway at any time. Owners may only park in their garage or driveway.

Only bona fide visitors are permitted to park in the visitor parking spaces.

 

Are there restrictions regarding changes to the common elements? 

No changes to the common elements are permitted. Owners may make changes to and within their own POTL.

 

Is there sub-metering of utilities? 

No. 

 

Are there any unusual maintenance items? 

This is a common element condominium.  The condominium corporation is responsible to maintain the common elements ONLY (common roadway, common lighting, etc.), while each owner must repair, maintain and insure their own POTL. Each POTL encompasses the entire dwelling and yard area.  

 

Are there any bulk utilities included in the common expenses? 

No. 

 

Is there private waste pickup? 

No.

 

Are there any amenities? 

No. 

 

Are there any smoking or cannabis restrictions? 

No.

Note that owners are not to remove, damage or interfere with any storm water filtration galleries that are located within their POTL.
